Project Inclusion Network makes strides in disability-inclusive employment in “Empowered Summit” 

On December 3, 2024, Project Inclusion Network (PIN) and leading financial services  JPMorganChase celebrated the International Day of Persons with Disabilities (IDPWD) by hosting the “Empowered Summit: Making a Difference with 1%” at the SMX Convention Center Aura. This event brought together government representatives, experts, and employers to advance policies on disability inclusion and promote the equal participation of Persons with Disabilities in the workforce. 

Empowered Summit, co-hosted by Ms. Stephanie Zubiri – author of “Chalky the Chameleon,” a story about neurodiversity and self-discovery – began with insightful discussions on Republic Act No. 10524, which mandates 1% of government positions for persons with disabilities, and encourages the private sector to follow suit. Experts and leaders, namely Mr. Randy Calsena from the National Council on Disability Affairs (NCDA), Ms. Carmen Zubiaga of the Women with Disabilities Leap to Women Social and Economic Program (WOW-LEAP), Atty. Judith Dongallo-Chicano of the Civil Service Commission (CSC), Ms. Linartes Viloria of the International Labour Organization (ILO), and Ms. Charmagne Adonis of SM Hotels and Conventions Corporation (SMHCC) tackled barriers in policy implementation and the need for stronger initiatives on improving reasonable accommodations and enhancing accessibility.

Reactors from various organizations provided valuable insights on advancing inclusion in the workplace. Mr. Bronson Escalderon, from Benilde School of Deaf Education and Applied Studies (SDEAS), emphasized the need for guidance and upskilling within the Deaf community, while Ms. Carla Francesca Nobleza of Kasali Tayo highlighted the importance of normalizing the presence of persons with disabilities in the workforce. Real change starts with leaders who prioritize diversity and inclusion as central to their organizational mission,“ said Ramil Dela Cruz, Vice President for Recruitment and lead for disability hiring at JPMorganChase. 

As a highlight of the event, success stories from self-advocates employed in inclusive organizations were featured. The media advocacy campaign “May 1% Ka Ba?”, in partnership with the Austrian Embassy, was officially launched. This showcased person stories of persons with disabilities thriving in their supportive workplaces. These included Aileen Gay Sibal, a Deaf self-advocate; Lou Mallari, Rayne Saul Hugo and Michael Ladrillo, who are persons with orthopedic disabilities; and Benito Manangkil, a person with an intellectual disability, whose companies have set the standard for disability-inclusive employment. Both Teleperformance and Citihub have exceeded the 1% mandate, with Teleperformance reaching 5% and Citihub reaching 100%.

Meanwhile, representatives from the City Government of Mandaluyong, Ariel Nuestro and Christian Delos Santos, who are persons with physical disability, also shared how their local government ensures equal opportunities within public service, employing 3% of their workforce as persons with disabilities. 

The event concluded with a thanksgiving dinner to recognize the partners and organizations committed to fostering a more inclusive society. As a member of the steering committee of the Philippine Business and Disability Network (PBDN), JPMorganChase is at the forefront of cultivating a supportive environment for persons with disabilities.

Sun Life Foundation brightens futures with school kit donations

Manila Philippines, – Sun Life Financial-Philippines Foundation, Inc. (Sun Life Foundation), in coordination with AHA Behavioral Design, continued its commitment to nurturing the learning of Filipino children by donating over 1,700 school kits to six elementary schools.

School kits comprising school bags, hygiene kits, lunch boxes, and tumblers were distributed at Aguho Elementary School in Pateros, Sta. Lucia Elementary School in San Juan City, and Col. Ramon Camus Integrated School in Malabon, giving students the perfect gift for a bright start to the school year. 

Proving that distance is no obstacle, the Sun Life Foundation and AHA Behavioral Design teams also hiked through remote forested areas in Laguna to deliver kits to Gisgis Elementary School in Pangil and Parang ng Buho Elementary School in Santa Maria. 

The highlight of the initiative was the distribution of over 760 kits at Pinaglabanan Elementary School in San Juan City, which was graced by executives Sun Life Philippines. 

“Beyond bringing joy to school communities, our greater goal is to give students the tools they need to learn,” said Kristine Millete, Executive Director of the Sun Life Foundation. “Children learn well when their needs are met. This donation is our way of helping build a brighter future for Filipino children, one school kit at a time.”

Metro Manila’s Office Market Thrives in 2024, Driven by Government and IT-BPO Demand — KMC Savills

Metro Manila’s office market experienced a remarkable resurgence in 2024, with overall net absorption reaching an impressive 282,600 square meters, a 290% increase from the previous year. This growth was largely driven by significant leasing activities in Bonifacio Global City (BGC) and the Bay Area, signaling a robust recovery in these key districts.

Government agencies emerged as the second-largest demand driver for office spaces, particularly in the Bay Area. The completion of 448,000 square meters of office space in 2024 further bolstered the market, although an additional 200,000 square meters of planned space faced delays and are now expected to be completed in 2025.

Despite the influx of new office buildings, only two out of ten completed structures are fully leased to a single tenant. The remaining buildings have occupancy rates ranging from 25% to 33%, with some still entirely vacant. Looking ahead, the Bay Area and Alabang CBD are projected to experience the most significant declines in rental rates, with vacancy rates in both districts anticipated to exceed 30% by the end of 2025.

INDUSTRIAL: Logistics and Manufacturing Drive Demand — KMC Savills

The industrial sector saw robust demand in 2024, led by the logistics sector’s need for warehouse facilities to support the growing e-commerce, FMCG, and retail industries. Batangas experienced significant growth in manufacturing, attracting industries such as electronics, FMCG, and automotive parts, thanks to its strategic proximity to the Batangas port.

Laguna emerged as a leader in leasing activities, accounting for 48% of demand due to its advantageous location near the South Luzon Expressway (SLEX), making it an ideal hub for distribution centers. Meanwhile, Bulacan’s competitive average rental rate of PHP 191 per square meter attracted locators seeking affordable yet strategic locations.

RESIDENTIAL: Price Correction May Be Needed to Prevent Unsold Inventory Amid OversupplyKMC Savills

The residential condominium market in Metro Manila faced challenges with unsold inventory, particularly in the mid-end market segment. Out of 37,800 units, 26,500 remain unsold, with the majority (51%) priced between 3 million to 7 million pesos.

Over the next three years, 17,000 unsold units are scheduled for turnover. However, this number is expected to drop to approximately 5,000 units by the time they are ready for occupancy, as 12,000 units are projected to be sold prior to turnover. Despite these challenges, the market is showing signs of adjustment, with residential condominium prices in Metro Manila experiencing a 14.27% year-on-year decline in the third quarter of 2024, marking the steepest drop since the second quarter of 2021. Currently, condominium prices average PHP 217,000 per square meter.

The real estate market in Metro Manila is undergoing dynamic shifts across the office, industrial, and residential sectors. While challenges such as vacancy rates and unsold inventory persist, the market also presents opportunities for growth and recovery. As we move into 2025, stakeholders can anticipate a landscape that continues to evolve, driven by strategic developments and adaptive market responses.

This innovative approach expanded the brand’s reach and created a unique shopping experience that captivated viewers and encouraged real-time interaction.

By effectively utilizing targeted promotions, the company was able to drive a 141% significant increase in ads GMV and achieve a notable return on ad spend (ROAS). of 8—for every unit invested in advertising, URC generated eight times that amount in revenue. The combination of engaging live stream events and strategic discounts helped URC effectively connect with consumers and enhance its market presence.

Muntinlupa City Signs MOA with Alyssa Valdez for Grassroots Volleyball Program

In a landmark partnership for sports development, Mayor Ruffy Biazon and volleyball icon Alyssa Valdez formalized a Memorandum of Agreement (MoA) today between the City Government of Muntinlupa and AV360 to launch a grassroots volleyball program aimed at nurturing young athletes and instilling values through sports.

The initiative, facilitated by 1Munti, underscores Muntinlupa City’s commitment to championing children’s welfare through sports as a crucial pillar of youth development. The volleyball program is set to provide training camps for aspiring athletes, fostering not only athletic excellence but also character and values formation among the youth.

“We believe in starting them young,” said Mayor Ruffy Biazon in his speech during the signing ceremony. “Sports is not just about competition or entertainment—it’s a powerful tool for development, shaping our children’s potential while promoting health, discipline, and community spirit.”

The volleyball camp, led by Alyssa Valdez and her team at AV360, will provide specialized training and mentorship for young Muntinlupeño athletes.

“RSM pulls a lot of its curriculum from the Tools of the Mind program, which draws inspiration from the works of Vygotsky. The Vygotskian approach is very big on social interaction which leads to stronger self-regulation (ability to control impulses, manage emotions and behavior) and sharpened cognitive development,” shared Teacher Denise Zara, RSM co-founder and head of academics and curriculum.

To support this, each classroom at Redwood School Manila implements routines designed to promote social engagement and holistic development, including planned imaginary play, study buddies, more knowledgeable others”, songs that help with self-control, age-appropriate declamation activities to promote public speaking confidence, and many self-help opportunities for both parents and children.

A strong foundation

RSM’s journey began when Teacher Denise, who had been running a preschool in BF Homes for 15 years, received a phone call from her friends, Teacher Carla Ponce De Leon and Teacher Cathy Eigenmann.

They shared their vision of creating a new kind of preschool in the Cavite area. Coincidentally, Teacher Denise was already collaborating with Ms. Jenny Medina, a passionate homeschooler and one of RSM’s partners, who happened to be constructing a new building perfectly suited for their aspirations. Thus, Redwood School Manila came to fruition.

Adapting to challenging times

Like many schools, RSM decided to offer online classes during its first year of operation. The unexpected challenges posed by the pandemic required quick adaptation. The preschool, however, swiftly transitioned to offering in-person classes a few days a week, gradually returning to a sense of normalcy.

While respecting the safety concerns of some parents who preferred online classes, it also catered to families eager for face-to-face interaction.

RSM stood out as one of the few schools that bravely offered in-person classes, even when others opted for hybrid or fully virtual setups.

Fostering togetherness in a happy place

RSM prides itself in being a joyous and supportive community.

“Redwood is such a happy place to be in. We love working together as a school family and we are absolutely dedicated to organizing activities that promote togetherness among students and families,” said Teacher Carla, RSM co-founder and head of finance and operations.

The classrooms are filled with hands-on activities that engage all five senses, while a question wheel encourages constant curiosity. There’s a buddy system that builds trust and facilitates scaffolding, enabling students to support each other. RSM also strikes a balance between teacher-led and student-led approaches, fostering a sense of ownership and empowerment in our students.

Enriching the learning environment

Located on the entire third floor of a small-rise building, RSM boasts four well-equipped classrooms.

Its play space doubles as an indoor playground, featuring child-sized gym equipment, a kitchen, and gender-specific bathrooms. For the convenience of its students, an elevator facilitates easy access to the school.

Additionally, RSM is currently constructing dedicated SPED classrooms on the ground floor. This expansion will enhance interaction among all students, enabling it to identify who is ready to join specific classes and customize their educational experience accordingly.

Making a difference together

RSM takes pride in offering scholarships to deserving students from non-profit organizations or orphanages since its inception.

Giving back has always been an integral part of our school family’s ethos, and it actively involves its students in outreach programs, especially during the holiday season.

Throughout the academic year, the school organizes engaging activities that encourage parent participation, such as Mystery Readers, Pista at Salu-Salo sa Redwood, Entrepreneurship Day and Sportsfest/Family Day.

“We believe the more involved the child’s family is, the more investment we make in their education. Raising them takes a village and we keep that mantra in mind as we plan for parent engagement,” said Teacher Cathy, RSM co-founder and school head.

Nurturing emotional intelligence

Conscious Discipline (CD) is an essential aspect of RSM’s curriculum that promotes the emotional intelligence and well-being of its students.

Implemented across all age groups, CD enables children to regulate their feelings and actions, fostering their academic success. It encompasses various practices, such as Baby Doll Circle time, I Love You Rituals, Brain Smart Start, Uniting Activity, Disengaging Stress Activity, Connecting Activity, and Committing Activity.

Additionally, RSM conducts “Profile Reviews” led by its teaching staff to ensure a comprehensive understanding of each student’s needs and background. This personalized approach allows the school to create a nurturing environment that embraces acceptance, kindness and individuality.

Future outlook

While early childhood education remains RSM’s passion, it is open to the possibility of expanding to offer grade school levels in the near future, perhaps opening another branch in Nuvali area in Laguna.
